Rental Policies
1. Check-In Time begins at 4:00 PM CST. Due to our high
standards of cleanliness, there is a possibility that your rental
unit may not be ready until slightly later. Your patience is
appreciated. Most of our rental units are fitted with keyless entry
systems for extra security and convenience, and no formal check-in
is required, allowing you to go straight to your unit!
2. Check-Out Time is 10:00 AM CST. Late departures may be
subject to additional charges. Please leave the unit in neat
condition, take out all trash, run the dishes in the dishwasher and
please leave all dirty linens and towels on the bathroom floor. If
unit is left excessively dirty, Renter may incur additional cleaning
charges.
3. Advance Rental Payment: The Advance Rental Payment
confirms your reservation and is equal to a minimum of 35% of the
total rental amount or $350, whichever is greater. This payment is
required at the time of booking by major credit card; however,
Renters desiring to mail a personal check, cashier’s check or money
order will have 7 days from initial reservation for payment delivery
before the reservation is cancelled. A $35 fee will be charged for
all returned checks. Reservations made within 30 days of scheduled
arrival date require payment in full by a major credit card.
4. Housekeeping Fee: A Housekeeping fee is added to all
rentals less than 5 nights. Your vacation unit is cleaned to quality
standards prior to your arrival and after your departure. You will
be responsible for any cleaning during your stay and for leaving the
unit in good condition at check-out. Please remember that you are
staying in someone’s home during your vacation; please treat it with
the care you would your own.
5. Final Rental Payment: Balance of the total rent, including
taxes, is due 30 days prior to your scheduled arrival date and may
be made by major credit card, personal check, cashier’s check or
money order. Failure to make final payment of rent will result in
the cancellation of your reservation and the forfeiture of all
advanced payments.
6. Damage Deposit: In lieu of a damage deposit we require an
active credit card on file. We will bill your credit card to
cover any missing items or actual damages caused by you or your
group. You agree to this by signing this agreement. We
ask that any damages you find upon arrival to the property be
reported within twenty-four (24) hours of check in. Alternatively, you have the option of electing to purchase Security
Deposit Protection from CSA Travel Protection for a non-refundable
fee of $39. This fee covers up to $3,000 in Accidental damage per

complete details. Renters are always financially responsible for all
damage they cause and will be billed for valid damage amounts that
may exceed the above credit card or Security Deposit Protection
limits.
7. Reservation Cancellation & Changes: Reservations cancelled
more than 60 days prior to scheduled arrival will receive a full
refund less a $75 cancellation fee.
Reservations cancelled between 60 and 30 days prior to arrival will
result in forfeiture of advance rent payment. Cancellations made
within 30 days of arrival will result in forfeiture of all advance
payments and deposits. Changes to reservations may be made more than 30 days
prior to arrival without penalty. Reservation changes made within 30
days of arrival that result in a shortened stay, change of dates or
change of location may result in added charges. (See CSA Vacation
Insurance, paragraph 9).
8. Hurricane/Severe Weather Policy: No refunds will be made
due to severe weather or Hurricanes even in the event of mandatory
evacuations. Refunds are only given if CSA Vacation Rental Insurance
was purchased and according to CSA’s coverage terms (See CSA
Vacation Insurance, paragraph 9).
9. CSA Vacation Rental Insurance: You are a valued guest and
we want to do everything possible to make your trip enjoyable and
worry free. Because certain unforeseen circumstances can occur
before you leave or when you’re away from home, we recommend CSA’s
Vacation Rental Insurance Plan. This optional coverage is available
at an additional charge of 6 ½% of the total amount of your rental.
Travel protection may be purchased up to 30 days prior to your
arrival date or the due date of your final rental payment if
reservation is placed within 30 days. Please visit our website or

10. Refunds will not be given for late arrivals, early
departures or evictions.
11. No Smoking: Smoking is strictly prohibited inside all
rental units. Violation of our No Smoking policy may result in
immediate eviction and/or additional cleaning and deodorizing
charges. Smoking is permitted outside ONLY! Please be sure to
dispose of all cigarette butts appropriately.
12. No Pets are allowed in the rental units or on the
premises. Violation of our No Pets policy may result in immediate
eviction and/or additional cleaning, deodorizing and flea spray
charges.
13. Maximum Number of Guests: The maximum number of guests is
determined by the unit size and bedding arrangements. Guests who
exceed the number of allowable occupants in a unit are subject to
immediate eviction and forfeiture of all rental payments. For this
purpose, babies are not counted.
14. Minimum Stays: Rental units may be subject to minimum
stay requirements. Reservations for seven (7) nights or more
generally receive discounted nightly rates.
15. Rental Assignments: A unit will be assigned to you at
reservation, however unit assignments are not guaranteed. We reserve
the right to change your unit assignment to a comparable unit. Every
effort will be made to notify you in advance if a change becomes
necessary.
16. Family Rentals: All of our rental units are family
rentals only! No units will be rented to vacationing students or
singles (under 25) unaccompanied by a responsible parent or guardian
staying in the unit. Rental units are monitored for violation of
this policy and violators will be evicted and all rental payments
and deposits will be forfeited. In accordance with Florida State
Statute 509.141, reservations made under false pretense are null and
void and check-in will not be allowed. This policy includes
reservations made by parents or guardians who do not check in,
and/or who leave overnight during the length of the stay. No
exceptions!
17. Linens/Towels/Supplies: Although linens and towels are
furnished, PLEASE BRING YOUR OWN BEACH TOWELS and beach blankets, as
linens and towels are NOT to be removed from the unit. An initial
supply of bathroom paper, paper towels, soaps, trash liners and
dishwasher detergent is provided. Laundry detergent and extra items
needed are the renter’s responsibility.
18. Telephones: Land line phones in each unit are for local
service only and require a calling card, credit card or collect call
in order to place a long distance call.
19. Key Policy: There will be a replacement charge of $35 for
each key/pool tag/remote/or club card not returned at check-out.
20. Lock-Out Policy: In the event you are locked out of your
rental unit, contact our office at 850.502.2602 day or night. A $35
charge will apply.
21. Parking: Parking is allowed in your designated area only.
Some properties allow only two vehicles and most do not permit
boats, trailers or RV’s. Please contact us immediately if you have
any special parking need.
22. Maintenance: The property owners and management work hard
to ensure that the rental property and its amenities are in place
and in good working order. Please report any issues to management
and we will respond as soon as possible. No refund or rate
adjustment can be made for maintenance issues including, but not
limited to, air conditioning and heating, appliances, televisions,
or temporary outage of utilities, pool or plumbing systems and
telephone service.
23. Sight Unseen: Our vacation rental units are individually
owned and although they have the same general features, furnishings
and equipment, no two units are the same. Accordingly, décor, colors
and inventory will vary from unit to unit and are subject to change
at any time. We try to under sell and over deliver our properties,
however your opinions and ideas on any given property might not
agree with ours. We do not give refunds or adjustments if the
property does not meet with your preferences or expectations or if
construction is going on nearby.
24. Pools/Hot-Tubs: Most rental units have access to
community or on-site swimming pools and/or hot tubs. Such pools are
not controlled or maintained by Destin Vacations Direct, therefore
we cannot be held responsible for any inconveniences from the pool.
As the renter you accept the risk of the pool and specifically agree
that no minor will swim in the pool unaccompanied by an adult. No
lifeguards or safety personnel are provided. Guests use the pool and
other amenities at their own risk.
25. Liability: The renter acknowledges that management,
property owners, and employees do not carry personal liability
insurance and can not be held responsible regardless of fault, for
any accident, loss, damage or injury suffered by the renter, members
of their party or any other guests, regardless if said loss is a
result directly or indirectly from acts of God, dangers incident to
the sea, any body of water, fire, breakdown of machinery, equipment,
acts of government or other authorities, delays or cancellations of
or changes in itineraries or schedule or from acts of omission of
travel providers. Renter agrees to release and hold harmless any and
all parties involved with the ownership, rental, management, and
reservations of the property for any loss, injury and/or death.
26. Renter Responsibility: Renter is fully responsible for
the property, its contents, themselves, and visitors during
occupancy. Renters agree to lock windows and doors securely when not
on the premises and turn off the air conditioning when windows and
doors are left open. The Renter personally guarantees the safe
keeping of this Rental Unit during their stay and ensures that both
themselves and all guests, whether they are registered in the Rental
Unit or not, adhere to the rules and regulations of the building
and/or community in which they are staying.
27. Personal Items: Neither management nor the owner is
responsible for personal items left on the premises by guest upon
departure, or, for acts of theft, vandalism or other damages to
Renter’s personal items. Management will make every effort to
contact Renter and return any item left in the rental unit upon
departure at Renter’s expense.
28. Owner’s Closets: Units may have one or more
closets/spaces that are reserved for storage of owner’s private
property and are NOT included in the rental. Please respect these
areas. All Garages of rental homes are considered part of the
Owner’s private area.
29. Entry by Manager: Manger or manager’s agents may enter
premises under the following circumstances: in cases of an
emergency; to make any necessary or agreed upon repairs, alterations
or improvements; supply agreed upon services with prior notice
including showing premises to prospective purchasers, renters or
contractors.
30. Seasonal/Snowbird Guests: An advance payment of $500 will
be required to confirm monthly reservations, must be received within
7 days of booking and will be applied to the last month’s rent. The
first month’s rent is due 90 days prior to arrival, and each
additional month must be paid 30 days in advance. Cancellations must
be made at least 120 days prior to check-in for a full refund less a
$75 cancellation fee.
Cancellations made between 120 and 90 days of arrival will result in
loss of $500 initial deposit. Cancellations made within 90 days of
arrival will result in loss of all advance payments and deposits. Changes made within 90 days that
result in a shortened stay, change of dates and change of location
may result in additional charges. A $500 refundable damage deposit
will be required. Credit cards will not be accepted for damage
deposits or rental payments on monthly rentals. Personal check,
Cashier’s check and money order will be accepted.
31. General: Rates, until confirmed, are subject to change
without notice and are subject to Florida state and local taxes. We
reserve the right to correct rates that may have been misquoted due
to human and/or computer error. Units may not be sub-let. All
guests, as well as Owner(s), are required to conform to all rules
and regulations of the properties. Walton and Okaloosa counties have
a noise ordinance from 10:00 PM to 7:00 AM and Renter agrees to keep
the noise levels to a minimum. Violators are subject to eviction.
32. Agent for Owner: Destin Vacations Direct, LLC serves as
agent for the property owner and reserves the right to make
exceptions to the above policies if deemed to be in the best
interest of the Owner(s) and pre-arranged with the Renter.
